Transforming Underutilized Land into Urban Momentum
An Overlooked District with Untapped Potential
In downtown Indianapolis, the area now known as 16 Tech Innovation District was once viewed as a place for warehouses and light industry. While functional, it lacked a clear identity or vision for how it could contribute to the city’s future.
A Site Without a Defined Future
Despite its proximity to major academic and medical institutions, the district had not yet realized its potential as a driver of innovation, connection, and economic growth. The challenge was to reimagine the area as something more, a place that could support emerging industries while creating a vibrant, connected community.
A Vision for a 24-Hour Innovation District
Synthesis collaborated with city officials and community stakeholders to develop a comprehensive vision for a live, work, play, and learn environment. The plan outlines 2 million square feet of office and lab space, alongside maker spaces, co-working environments, housing, a hotel, and a mix of retail and dining. Four parks totaling 15 acres of green space and three miles of walking and biking trails connect the district to surrounding waterways and neighborhoods. As Program Manager for the signature bridge and gateway project, Synthesis helped bring the vision to life by engaging global design teams, coordinating with city agencies, and aligning community assets to shape a cohesive identity.
A District Driving Growth and Connection
The 16 Tech district is now positioned as a hub for high-technology businesses and translational research, supporting thousands of jobs and significant investment. More than a development plan, it establishes a framework for long-term growth, linking innovation, community, and place into a district that continues to evolve with the city.
