Living at the Intersection of Trails
Located at the crossroads of Ronald Reagan Parkway and the B&O Trail, The Landing is a 256-unit, 19-acre multi-family community designed to connect residents to both nature and one another. The site offered a strong foundation, with existing trail systems and open space shaping the character of the development.
A Site Without a Clear Center
While the surrounding trails provided access and movement, the site lacked a cohesive identity and a central organizing element. Without intentional design, these paths risked functioning as edges rather than assets, limiting their potential to shape community life and connection.
Designing Around Connection and Community
Synthesis organized the development around intersecting pedestrian and bike trails, creating a central hub that connects to the broader trail network. These paths are enhanced with landscaped buffers, gathering spaces, and recreational amenities, transforming circulation into a defining feature of the community. At the core, a centrally located clubhouse is divided into active and semi-private zones, supporting everything from work and fitness to social gatherings and poolside activity. The residential buildings draw from the site’s aviation history through subtle roof forms, while material choices like wood and stone-gray brick create warmth and continuity with the landscape. A mix of unit types, including one- and two-bedroom layouts with optional den spaces, provides flexibility for a range of lifestyles.
A Community Shaped by Movement and Place
The Landing now functions as a connected, experience-driven residential environment where trails, architecture, and amenities work together. What could have been a standard housing development becomes a place defined by movement, interaction, and access to the outdoors, creating a more engaging and livable community.
